A Home Condition Report
This is an accurate, legally binding survey on the physical condition of the property in question.
A Legal Summary
This will explain, in simplified terms, all of the legal documentation within the Home Information Pack. Whilst it is no substitution for impartial legal advice it can prove helpful.
Home Use and Home Contents forms
These clear up any queries regarding the boundaries of the property, with mention of access to the property and any shared land with neighbours.
This section will also contain information from the seller as to whether or not they are willing to negotiate the inclusion of some fixtures and fittings or if, in fact, they are already included.
Any additional property specific documents
This section can include, if necessary for the specific property, documents monitoring subsidence levels, flood risks or ground stability.
If the property is in an area that suffers from any abnormality this is where you should find the relevant documentation.
How long does a HIP take to compile?
They generally take around 2 weeks to compile however some agents or specialist providers will offer you a quicker service for an inflated price.
This route can be taken if you are desperate to get it as quick as possible however the amount of information that must be obtained from outside sources means that the minimum timeframe is reliant upon their efficiency and is still around 7 days.
How long is the HIP valid once it is compiled?
Different sections of the HIP are valid for different periods of time and will therefore have to be updated in separate sections. The searches will have to be updated after 6 months but the EPC lasts 12 months.
